We scan your home.

One hour. One technician. One house visit.

A Matterport Pro2 scanner captures every wall, window, staircase and skirting to within 1% accuracy. You don't need to tidy, move furniture, or stay in. We book a slot you choose — evenings and Saturdays available.

The output is a dimensioned digital twin of your home. Everything else happens on top of that file.

03 · Week 1–2

We sketch, on video.

Your dedicated designer screen-shares your scanned house and draws your proposal live — walls moving, roof pitching, extensions growing. You see it happen. You tweak it in the call.

By the time you hang up, you'll know: your probable planning route (permitted development vs. full planning), your build cost range, and what the next drawing looks like.

04 · Week 3–6

We draft your plans.

Two to four weeks. Three free redraws.

Your drawings land in the portal in stages: planning set first, building regs to follow. Mark up anything you want changed — a window moved, a wall thickened, a ceiling higher. We redraft until you're happy.

On Standard and Premium, we also build you a specification your builder can price without guesswork.

05 · Week 7+

We handle the council.

8 weeks, statutory. We do the chasing.

We submit your application, pay the council on your behalf, and reply to every query. If they want more information, we draft it. If they want written statements, we write them. You get a phone notification when the decision lands.

If they refuse — which happens in 6% of our cases — we redraft and resubmit at no extra charge. That's a promise in writing.

Once your drawings are signed off, we refer your project to every builder in our Trusted Network in your area — 60–70 contractors who've either worked on Arkiplan projects before or passed our initial vetting.

They each come back with a ballpark cost estimate and their earliest availability. You pick who you want to meet, and go through their normal quoting routine from there.
